Renovation Consultation Checklist: What to Bring and What to Ask

A free renovation consult is only as useful as what you bring to it. Arrive with a floor plan, a move-in date and a rough budget range, and 30 minutes is enough to test whether your ideas fit your flat. Arrive empty-handed and most of that time goes to basics. This renovation consultation checklist covers what HDB, BTO, resale and condo owners in Singapore should prepare, and the questions worth asking any interior designer (ID) or contractor before you sign anything.

1. Your floor plan

The floor plan is the most useful thing you can bring. For HDB flats, HDB says you can use the floor plan given to you in the sales brochure during flat selection. Otherwise, you can buy a copy for $5 through HDB's Purchase of Residential Floor Plan e-Service or at a self-service kiosk at any HDB Branch (HDB). Your contractor will need it anyway: for works such as wall demolition, the floor plan showing the proposed work goes in with the renovation permit application.

  • Condo owners: bring the unit layout from your sales brochure or purchase documents

  • Your own measurements: a few key wall lengths, such as the TV wall, the wardrobe wall and the kitchen run, save guesswork

  • Resale flats: note what the previous owner already changed, such as hacked walls, new flooring or built-ins you want to keep

2. Your key collection or move-in month

Timing shapes the scope. Tell the designer your BTO key collection date or expected month, your resale completion date, and whether you have a hard move-in deadline, such as a lease ending or a baby on the way. HDB states that approved renovation works must be completed within 1 month of the permit date for existing blocks and 3 months for newly completed blocks (HDB), so permit timing matters too. Our BTO renovation timeline and BTO key collection defect checklist help you work backwards.

3. Who lives there and what you need

A good designer will ask how you live before talking about styles. Jot down short answers to these before the consult:

  • Household: who lives there now and in five years, including children, elderly parents, a helper or pets

  • Work from home: how many people need a desk, and whether calls need a door that closes

  • Cooking: heavy wok cooking or light meals, which affects the kitchen layout and whether you want it open or enclosed

  • Storage pain points: what is piling up today, such as shoes, luggage, prams, bulk groceries or hobby gear

  • Must-haves vs nice-to-haves: three things you won't give up, and three you could phase later

4. Photos and reference images

For a resale or existing flat, take photos of every room, including ceiling corners, the electrical DB box, existing air-con trunking, windows and the kitchen. A slow video walkthrough on your phone works well. For a new BTO, bring photos and the defect list from your key collection inspection.

Then collect 5 to 10 reference images you like and 2 or 3 you don't, and note what you like in each: the colour, the storage, the lighting or the overall mood. 'I like this' is hard to design from. 'I like the warm lighting and the hidden storage in this one' is not. If you are drawn to warm minimal styles, our warm minimalist HDB guide may help you put it into words.

5. A budget range you are comfortable with

You don't need an exact figure, but a range you are comfortable with lets the designer tell you early which parts of your wish list fit and which to phase. Be clear about what the range covers: is loose furniture, appliances, air-con, curtains or lighting inside it or outside it? Do you want to keep a buffer for surprises? Sharing a range doesn't commit you to spending it. Our renovation budget pitfalls guide lists the costs owners most often forget.

Questions to ask your interior designer

The consult is also your chance to check the firm. HDB suggests discussing pricing, work schedule and quality with your contractor to reach a clear understanding (HDB), and notes that engaging a contractor is a private contract between you and them (HDB). Questions worth asking:

  • Are you on HDB's Directory of Renovation Contractors (DRC)? HDB requires flat owners to engage only DRC contractors for renovations, and an owner who doesn't can face a fine of up to $5,000 on conviction (HDB). HDB also says it does not endorse or guarantee the quality of DRC contractors, so listing alone isn't proof of quality

  • Are you CaseTrust accredited, and until when? See what CaseTrust accreditation means for what to check

  • Will the quotation be itemised? Ask for quantities, units, materials and finishes per item rather than lump sums. Our quotation red flags guide shows what to look for

  • What is the payment schedule? Ask what each payment is tied to and how you pay. Read how to pay your renovation firm safely before you agree

  • What is the timeline? Ask for an estimated schedule from permit to handover, and what usually causes delays

  • Who handles the HDB renovation permit? Ask which items in your scope need one and who submits the application. See our HDB renovation permit guide

  • Who does the electrical and plumbing work? HDB lists an EMA-licensed electrical worker for electrical work and a PUB-licensed plumber for water service and sanitary works (HDB)

  • How are neighbours informed, and what are the work hours? See our renovation hours and neighbour notice guide

Write the answers down. If you meet more than one firm, the same questions make the answers easy to compare. For the full journey after the consult, read our renovation process guide.
