
How to Pay Your Renovation Firm Safely in Singapore
Most renovation horror stories in Singapore are not about bad tiling. They are about money that left the homeowner's account with nothing to show for it. CNA's Money Mind (19 Sep 2026) followed a family whose budget of at most S$80k grew to a S$216k total, with S$47k paid into the director's personal account before the contractor disappeared (CNA). CASE's latest annual figures (2024) counted 962 renovation complaints, about 97% of them against non-CaseTrust firms (AsiaOne).
We have already covered the warning signs in our disappearing-ID red flags and quotation red flags guides. This one is about the other half: the payment habits that protect you on an HDB, BTO or condo renovation even when everyone seems trustworthy.
1. Agree the payment stages before you sign
A safe schedule ties every payment to a milestone you can see on site, such as a deposit at signing, then stages after hacking and masonry, after wet works, after carpentry is installed, and a final stage at handover. We are not publishing percentages here, because the right split depends on your scope. What matters is that each stage is written into the contract and you can explain each one in a single sentence. If you cannot, ask again before you sign.
2. Pay the company, never a person
Every payment should go to the company's corporate bank account, in the registered company name. Look up the firm's UEN on ACRA's Bizfile and make sure the payee name matches. If you pay by PayNow to the UEN, check the registered name on the confirmation screen before you approve. Cash, a personal PayNow number, or "just transfer to my account first, faster" are reasons to stop, even if the request comes from the director.
3. Release each stage against finished work
Before you pay a stage, walk the site or ask for dated photos of the work that stage covers, and compare them with the approved drawings. Wet works should be done and waterproofing tested before the wet-works payment goes out. Carpentry should be installed, not "in the factory", before the carpentry payment. Paying ahead of progress is how a project ends up with most of the money gone and half the work done.
4. Every change gets a written variation order first
Changes happen, like an extra power point, a switch to a different laminate, or a feature wall you decide on halfway. Each one should come as a written variation order (VO) with the item, the price and any effect on the timeline, and you should confirm it in writing before the work starts. Verbal "no problem, we settle later" add-ons are exactly how an S$80k budget quietly becomes something else.
5. Keep a simple payment file
Ask for an official receipt on company letterhead for every payment, labelled with the stage it covers. Keep one running sheet with the contract sum, each signed VO, each payment and the balance. Ten minutes a week is enough. If the running total and the firm's invoice ever disagree, you will spot it while the gap is small. 6. Hold the last payment until handover checks are done
The final stage is your leverage, so don't release it early. Walk the flat with a defects list, check that rectifications are done, and collect warranty details and any manuals before you pay the balance. Our renovation process guide shows where handover sits in the overall timeline.
