Renovating a 5-Room or Executive Resale Flat: What to Check First

Buying a bigger older flat and planning the reno in the same breath is common right now. HDB's Q3 flash (The Edge Singapore, CNA) showed 7,528 resale deals (+17.7% q-o-q), with 5-room sales +23.7% and executive +39%, while prices dipped 0.2%. More households are locking larger resale stock; the risk is walking in with a mood board before you know what the flat can take.

This guide from Blackwoods Interior is a practical what-to-check-first list for Singapore HDB 5-room and executive resale renovations: switchboard, pipes, damp/waterproofing, hollow tiles, structural vs partition walls, bay-window opportunities, and quotation habits. Not a price list. Cover note: hero is an illustrative AI-assisted concept (reserved 3 Oct trend: older 5-room living/dining - full-height oak storage panels on the left wall, a soft limewash-textured TV wall on the right, a bay window seat and a small round dining set), not a finished Blackwoods job; not a Design Ideas daily drop (DI paused; Runway HOLD).

Why 5-room and executive resale need a different first pass

A new BTO starts closer to a blank slate. An older 5-room or executive often carries decades of electrical load, bathroom waterproofing cycles, and DIY partitions. Lock constraints before Warm Japandi finishes or quiet-luxury lighting.

Check 1: Switchboard and electrical capacity

Older boards may not carry induction, multiple ACs, cove LED, and smart switches at once. Walk spare ways and cable condition with your ID or electrician; plan loads before carpentry closes walls.

Check 2: Pipes and plumbing age

Wet stacks can hide corroded pipes and shared lines that limit wet-point moves. Confirm what stays vs relocates; do not assume a same-layout kitchen quote covers mid-hack pipe replacement.

Check 3: Damp and waterproofing

Peeling paint, musty corners, hollow wet-area tiles, and past patch jobs signal membrane risk. Open wet areas properly - curing time beats paint over damp.

Check 4: Hollow tiles and floor condition

Tap-test living, dining, corridor. Hollow spots and uneven levels decide overlay vs hack-and-screed before oak vinyl reads clean.

Check 5: Structural walls vs demolishable partitions

Confirm structural walls, beam drops, ducts, and HDB guidelines before promising open living-dining. Get demolishables in writing before drawings lock.

Check 6: Bay window opportunities

Kept well, the classic bay becomes a cushioned seat or display ledge under soft tropical daylight - quieter than inventing a fake bay. Measure depth, sill, AC drip; flank with storage or leave as feature.

Quotation habits for older flats

Map quote to electrical upgrade, wet-area waterproofing, tiling/hacking, structural vs partition, flooring prep, bay joinery - and ask exclusions. Keep VOs written.
