Renovating in Singapore is not one playbook. An HDB flat (including BTO after key collection) and a private condo share the same wish list — better storage, cleaner wet areas, a kitchen that works — but the rules, lead times, and site constraints diverge fast.

HDB / BTO renovations: practical realities
For HDB and many BTOs after keys:
Guidelines matter early. Floor finishes, wet works, electrical loads, and some layout moves need to sit inside HDB renovation rules — your designer should flag limits before you fall in love with a 3D render.
Sequence is tight. Waterproofing, tiling, carpentry, and painting need a clear order; rushing wet areas is a classic defect factory.
Space is the brief. Four-room and five-room flats reward honest storage, multi-use rooms, and kitchens sized for how you cook — not hotel lobbies copied into a corridor.
Ask any shortlisted firm: “Walk me through what is fixed by HDB rules on this layout, and what is preference.” Vague answers are a red flag.
Condo renovations: different gatekeepers
Condo projects often look freer on paper and stricter on logistics:
MCST / management approval for hacking, wet-area shifts, balcony works, and sometimes material delivery windows.
Working hours and lift bookings that stretch the calendar even when the carpentry itself is straightforward.
Shared walls and stacks — pipe runs and neighbour units can limit how far you move bathrooms or kitchens.

Quotations: same questions, different answers
Whether HDB or condo, read the quotation like a contract preview:
Wet works, carpentry, electrical, flooring — what’s included vs excluded?
Which items are PC sums / allowances?
How are variations approved in writing?
What milestones trigger each payment stage?
On condos, also ask who lodges management forms and who pays temporary works or protection deposits if required. On HDB, ask how the firm tracks guideline-sensitive items before fabrication starts.
