2-Room Flexi BTO Renovation Singapore: Plan Storage Before You Pick Finishes

A 2-room Flexi BTO renovation is a small-space job where every 300 mm matters. HDB lists 2-room Flexi flats as one bedroom, one bathroom, a kitchen, a living/dining area and a household shelter (HDB). In HDB's June 2026 launch tables, Type 1 flats are about 38-40 sqm and Type 2 about 48-49 sqm, with the air-con ledge included in the sizes (HDB Annex A). At that size, you can't fix storage later. Plan it first, then pick finishes.

What you are working with

HDB's launch notes say some recent projects include floor finishes, internal doors and sanitary fittings in the listed price (HDB Annex A). Check what your own flat actually comes with before you order tiles or vinyl, and keep it in mind when you plan the bathroom. Singles are part of this crowd too: since the October 2024 BTO exercise, eligible first-timer singles can apply for new 2-room Flexi flats in all locations where they are offered (HDB). So your designer may be planning for a couple, a single owner or a senior, and each needs a different layout.

Start with full-height storage

In a compact flat, wall space is your storage. Run carpentry from floor to ceiling instead of stopping at door height, so the top shelves hold the luggage and seasonal items you only need twice a year. Then use a simple 300 mm grid to decide where things go:

Entrance: a slim shoe and key cabinet, 300-400 mm deep, so the walkway stays clear (see our shoe cabinet guide)
Living wall: TV console with closed cabinets above and below rather than loose furniture
Bedroom: a full-height wardrobe with a bed that doesn't block the doors; consider a bed with drawers underneath
Kitchen: tall pantry units, because wall space is short and floor space is shorter

Guests without a spare room

There is no guest room, so decide early how visitors will sleep. A sofa-bed in the living area costs the least floor space and doubles as daily seating. A wall bed folds into carpentry and frees the floor, but it needs a solid fixing and clear space in front when it opens. A senior-friendly bathroom

Short-lease 2-room Flexi flats are meant for seniors (HDB). If you are planning for parents or older relatives, or just for your own later years, design the bathroom for the long term:

Non-slip floor tiles and a shower area with little or no step
Positions for grab bars, with solid backing in the wall
A bench or fold-down seat, and a shower mixer you can reach from outside the spray
Even, warm lighting and a night light on the route from bedroom to bathroom
A door that opens or slides without blocking the basin

Floor build-up and steps

Floor finishes change floor height. Thicker layers can create a lip at the bathroom door, at the kitchen or at the main door, which matters for older family members and for a robot vacuum. Ask your designer to draw the floor build-up for each room and where the levels meet. If you want to raise a floor level or change the wet area, ask your designer to check it under HDB's renovation rules first.

Lighting and carpentry before key collection

Lock the lighting and carpentry plan before key collection, so electrical points land where the carpentry needs them: a socket inside the TV console, a switch beside the bed, an LED strip inside the pantry. Checklist before you sign

Measured floor plan with every wall, window, door swing and the household shelter marked
Storage list: shoes, clothes, luggage, appliances, cleaning gear
Guest plan: sofa-bed or wall bed, and the mattress size
Bathroom plan for the next 20 years, not just this year
Floor build-up and threshold drawing
Lighting, switch and socket plan that matches the carpentry
Written scope, so you know what the quote includes

A brief for your designer

Send this in your first message: your flat type (Type 1 or Type 2) and estate, who lives there now and in five years, the five biggest things you need to store, how guests will sleep, and anyone with mobility needs. Add your key collection month if you know it.
